For peace of mind you can be assured that your deposit is protected in a secured and insured Client account with Clinet Money Protection.  We are members of The Dispute Service, Tenancy Deposit Scheme (TDS) which is a Government authorised scheme.  We register the deposit with TDS and you will receive a TDS Certificate of Registration.

DEPOSIT PAYABLE

Equivalent to 5 week's rent

The Deposit will be refunded to the Tenant, less any deductions, within 10 days provided that:

• Your rent is paid up to date.
• Possession of the property has been returned to the Landlord.
• All keys have been returned to the Landlord.
• All utility bills relating to the tenancy have been paid.
• The property has been well maintained.
• The property has been left clean and tidy inside and out 
• The gardens have been well maintained and any rubbish removed.
• Any items listed on the inventory are all present and in good condition.
• Possession of the property has been returned to the Landlord.
• Both parties have confirmed their acceptance of any Deposit deductions.

In the event that the total amount lawfully due at the end of the tenancy exceeds the amount of the Deposit, the Tenant shall reimburse the Landlord’s Agent the further amount, within 14 days of the request being made.

TENANCY DEPOSIT PROTECTION

The Deposit will be protected by The Dispute Service Limited (TDS) in accordance with the Terms and Conditions of the Tenancy Deposit Scheme. The Terms and Conditions and alternative dispute resolution rules governing the protection of the Deposit, including the repayment process, can be found at www.thedisputeservice.co.uk.
