RENTERS’ RIGHTS ACT (FROM 1 MAY 2026)

The Renters’ Rights Act introduces significant changes to the private rented sector in England, aimed at improving security and fairness for tenants while ensuring clear and consistent standards for landlords and agents.

Key Changes Under the Act

1. End of Fixed-Term Assured Shorthold Tenancies

All new and existing tenancies will move to Assured Periodic (rolling) tenancies, meaning:

  • No fixed end date
  • Tenancies continue on a rolling basis
  • Greater flexibility for tenants
  • Clear statutory notice requirements for ending tenancies


2. Abolition of Section 21 (“No Fault”) Evictions

Section 21 notices will be removed. Landlords will no longer be able to end a tenancy without providing a valid legal reason.

Instead, possession must be sought under strengthened Section 8 grounds, such as:

  • Rent arrears
  • Breach of tenancy agreement
  • Sale of property (where applicable grounds are met)
  • Landlord occupation


3. Stronger Tenant Protections

The Act strengthens tenant rights, including:

  • Improved security of tenure
  • Fairer eviction process
  • Greater transparency in rent increases
  • Enhanced enforcement powers for local authorities
