So, you have found your new ideal home!! What do you do next?
At this point we will need to take more detailed information from you with regard to the number of applicants, details of your employment and salary, date the property is required, etc and you will need to complete our Referencing Form which will be supplied to you on receipt of the Holding Deposit.
We will need identification for each adult in the form of photo ID and proof of current address – acceptable documentation can include: Passport, Driving Licence, financial statement (dated within the last 3 months) ie bank, credit card, utility bill, TV licence, P45/P60 and Current Tenancy Agreement (dated within the last 6 months).
For Foreign Nationals who require a visa to be a resident in the UK (in line with Right to Rent) we will need to see this and keep a copy on file in order for us to review any conditions that may restrict you from adhering to the Tenancy Agreement terms and conditions ie right to remain.
Once the Holding Deposit is paid no further viewings will take place and the property will be advertised as “Let Subject to References”.
We will apply for references from your employer(s), your current Landlord or Letting Agent (if you have one) and carry out credit checks. This usually only takes just a few days! Once all of this information is received by us, are approved and satisfactory, we will notify you, draw up the tenancy agreement and invite you to sign the agreement!
"Having used a number of Letting Agents previously we are really happy with the service provided by Cherwell Property Services. Lucy and the team are always on hand to provide support throughout the letting process and we have found them to be a great comfort. We always feel that their responses are well considered and they always provide a fantastic service for finding and screening prospective tenants and also dealing with queries and issues during tenancies. It provides great peace of mind knowing that we have found agents that we can trust and also have the experience to make sure everything is managed properly. "
