Your mortgage lender will arrange to carry out a valuation of the property, this is arranged by the lender but you will be paying for this through the arrangement fee they are charging you. However, this is not to be confused with a detailed survey that examines the structure and condition of the property. There are two main surveys that you can choose to pay to have carried out:
Full Structural Survey – this is advisable if the property is old or if you suspect that there could be potential problems.
House Buyers Report – a cheaper option that checks the visible health of the house and will recommend specific further checks is necessary.the contract for you..
"A few weeks ago a family tragedy placed me in a position where I urgently needed to find rental accommodation for myself and my wife. I therefore approached a number of Estate Agents, some were good and others were extremely rude and unhelpful. For example one of them failed to appreciate that if you are prepared to pay 2 years rent in advance, one's gross annual income is largely irrelevant. Another grilled me on my wife's disability implying that her disability might prevent me from gaining the tenancy I wanted (against the law by the way). Now the good - From start to finish Cherwell Property staff acted with a high standard of professionalism and consideration. They fully appreciated my wife's disability imposed limitations on my time and availability. Thank you Chris for visiting my home with important documentation. I was kept fully informed as the search for a property continued and WITHIN 10 DAYS I was given the keys to exactly the type of property I wanted. So, a big thank you to all the staff of Cherwell Property and may you attain the future success you so richly deserve."
