TENANT FEE INFORMATION
PAYABLE ON APPLICATION:
- £72.00 Reference Fee Per Adult
- £72.00 Reference Fee Per Guarantor (if a requirement)
- £180.00 Documentation Fee Per Property
Should you change your mind and not proceed with the application, or your application is unsuccessful, the above Fees are non refundable.
- £200.00 Holding Deposit (excluded from VAT)
When making an application a Holding Deposit is also payable which will secure the property for you subject to satisfactory references and credit checks. Should you change your mind and not proceed with the application, or your application is unsuccessful, the holding deposit is non refundable. If the tenancy does proceed the £200.00 is put towards the balance of the total deposit due and will be protected with the Tenancy Deposit Scheme (TDS) which is a Government authorised scheme
PAYABLE PRIOR TO COMMENCEMENT OF TENANCY:
First month’s rent in advance
Deposit which is equivalent to 6 week's rent (less the Holding Deposit)
If the Landlord allows pets we require an extra deposit of £400 per dog and £200 per cat to cover the additional risk of damage to the property.
(Deposits are registered and protected with the Tenancy Deposit Scheme (TDS).
TENANCY AGREEMENT FIXED TERM RENEWALS AND PERIODIC RENEWALS
After the initial fixed term you will either extend the tenancy for a further fixed term or on a statutory periodic tenancy. The following fees are applicable:
- £120.00 Tenancy Agreement Fixed Term Renewals
- £72.00 Periodic Renewals
ENDING A TENANCY BEFORE EXPIRY OF TENANCY
The tenancy agreement you sign is for a fixed term and the tenancy cannot be ended sooner than the expiration of the contracted period. However, should circumstances arise and you request to end the tenancy prior to the end of the contracted period, you will be liable for all rent payments due and payments for all utilities, i.e. council tax, gas, electric water, etc until either the end of the contracted period, or until we are able to find a new tenant. You will also be liable to pay re-letting fees for the new tenancy being the equivalent of one month's rent.
- £20.00 For any payment presented to the Bank that is returned, refused or re-presented by the Bank.
- £25.00 For each letter sent to the Tenant concerning breaches of the tenancy agreement.
- £30.00 For providing a Landlord reference for any previous tenancy.
