From 1st October 2008 an Energy Performance Certificate (EPC) must be provided by private Landlords free of charge to prospective Tenants when any written information about the property is provided or a viewing conducted & handed to the Tenant at the commencement of the tenancy. An EPC is not required for any property that was occupied prior to 1st October only when the Tenant changes. (You could be fined £200 for non compliance). The EPC will show how energy efficient the property is & valid for 10 years. Current running costs for heating, hot water & lighting will also be shown on the certificate, accompanied by a recommendation report that shows how to make the property more energy efficient although it is not compulsory to follow the recommendations.
